Every applicant is screened the same way, so you know exactly what it takes to qualify before you apply.
What we look for
Qualifying Criteria-

640+ credit score
We run a credit check as part of every application. A minimum score of 640 is required to qualify.

Income at least 3x the monthly rent
Gross household income must be at least three times the monthly rent amount for the property you're applying for.

Background check
A criminal background check is run for every applicant as part of the screening process.
How to apply
Applications are submitted through CAPS Screenings, our third-party tenant screening service. They handle the credit check, income verification, and background check for every applicant.
The application fee is paid separately, directly to Via Prime Properties:
Every adult 18 or older planning to occupy the property must submit a separate application. Contact us directly for our Venmo or Cash App handle before sending payment.
Good Faith Policy
Once your application is approved, you'll have 48 hours to do one of the following:
- Sign the rental agreement and pay all required deposits in full, or
- Pay a deposit to hold the unit and sign a reservation deposit agreement. This deposit is forfeited if you don't end up moving in.
If neither step is completed within 48 hours, we'll treat the unit as declined and move on to processing the next application in line.
